1. About RealHub Nigeria

RealHub Nigeria ("RealHub", "we", "our", or "us") is a real estate technology platform that provides software tools for Nigerian property agents and real estate agencies, including CRM, deal management, commission tracking, team management, and a mobile application.

Our Platform is accessible via our website at realhub.com.ng, our web application, and our Android mobile application (collectively, the "Platform").

2. Eligibility

To use RealHub, you must:

• Be at least 18 years of age
• Be a resident or operating within Nigeria or be a Nigerian property professional operating internationally
• Provide accurate, current, and complete information during registration
• Maintain the security of your registered phone number and email address
• Not have been previously suspended or removed from the Platform

By registering, you confirm that you meet all eligibility requirements. We reserve the right to suspend or terminate accounts that do not meet these requirements.

3. Account Registration and Security

RealHub uses phone number and OTP (one-time password) authentication. Your phone number is your primary account identifier. You are responsible for:

• Keeping your registered phone number and email address secure and up to date
• All activity that occurs under your account
• Notifying us immediately of any unauthorised use of your account

We are not liable for any loss or damage arising from your failure to maintain the security of your account credentials.

4. Account Types

RealHub offers the following account types:

4.1 Solo Agent

Individual property agents with access to listings, CRM, deal pipeline, and commission tracking. Solo agents on the Free and Professional plans access the Platform exclusively via the Android mobile application. Web dashboard access is not included in solo agent plans.

4.2 Agency Agent

Agents who are members of a registered agency on RealHub. Agency agents access the Platform via both the mobile application and the web agent portal at /agent. Agency agents are subject to the rules and oversight of their agency administrator.

4.3 Agency Admin

The owner or administrator of a registered agency account. Agency admins have full access to the agency dashboard at /admin, including team management, commission structures, and agency-wide reporting. Agency admins are responsible for the conduct of all agents within their agency.

4.4 Platform Admin

RealHub platform administrators with access to /platform-admin. Platform admin accounts are assigned exclusively by RealHub Nigeria and are not available for public registration.

5. Subscription Plans and Billing

5.1 Available Plans

RealHub offers the following plans:

• Free — ₦0 forever, limited to 1 listing, 50 contacts, 5 transactions/month
• Professional — ₦5,000/month, for solo agents with unlimited listings
• Starter Agency — ₦9,000/month, up to 20 agents
• Agency — ₦18,000/month, up to 200 agents
• Agency Plus — ₦38,000/month, up to 1,000 agents
• Enterprise — Custom pricing, unlimited agents and white-label options

5.2 Free Trial

All paid plans include a 30-day free trial. No credit card is required to start a trial. After the trial period, continued access requires payment of the applicable subscription fee. We will notify you before your trial expires.

5.3 Payment

Subscription fees are billed monthly in Nigerian Naira (₦). Payment methods and billing details are communicated at the point of subscription. All fees are non-refundable except as required by applicable Nigerian law or as expressly stated in these Terms.

5.4 SMS Credits

SMS notification credits are available to all plan holders on a pay-as-you-go basis via BulkSMS Nigeria integration. SMS credits are purchased separately and are non-refundable once purchased.

5.5 Plan Changes and Cancellation

You may upgrade, downgrade, or cancel your plan at any time from your account settings or by contacting our support team. Downgrading or cancelling takes effect at the end of the current billing period. We do not provide pro-rated refunds for mid-period cancellations.

6. Acceptable Use

You agree to use RealHub only for lawful purposes and in accordance with these Terms. You must not:

• Use the Platform to list properties you do not have authority to market
• Post false, misleading, or fraudulent property listings or client information
• Use the Platform to harass, defraud, or harm clients, other agents, or third parties
• Attempt to gain unauthorised access to other users' accounts or data
• Use automated tools, bots, or scrapers to access the Platform without our written consent
• Reverse engineer, decompile, or attempt to extract the source code of the Platform
• Use the Platform in any way that violates Nigerian law or regulation
• Share your account credentials with third parties
• Misrepresent your identity, qualifications, or professional status

Violation of these acceptable use rules may result in immediate suspension or termination of your account without refund.

7. Property Listings and Client Data

You are solely responsible for the accuracy, legality, and completeness of all property listings, client records, and other content you create or upload to the Platform. By uploading content, you confirm that:

• You have the right and authority to market or manage the listed properties
• All information provided is accurate to the best of your knowledge
• You have obtained appropriate consent from clients whose personal data you enter into the CRM
• The content does not infringe any third-party intellectual property rights

RealHub is a management tool and does not verify, endorse, or guarantee any property listing, transaction, or professional claim made by users on the Platform.

8. Agency Responsibilities

Agency administrators are responsible for:

• Ensuring all agents within their agency comply with these Terms
• Setting appropriate commission structures and honouring them
• Ensuring agents are legitimately authorised to practise as property agents
• All activity conducted by agents under their agency account

RealHub is not a party to any agreement between an agency and its agents. Commission disputes, employment matters, and agent conduct are solely between the agency and its agents.

9. Intellectual Property

The RealHub platform, including its design, software, features, and branding, is owned by RealHub Nigeria and protected by applicable intellectual property laws. You may not copy, modify, distribute, or create derivative works from any part of the Platform without our express written permission.

You retain ownership of all content you create and upload to the Platform (listings, client records, documents). By uploading content, you grant RealHub a limited, non-exclusive licence to store, process, and display that content solely for the purpose of providing the Platform's services to you.

10. Notifications and Communications

By registering, you consent to receive Platform notifications via email, push notification, Telegram, and SMS (where enabled). You may manage notification preferences in your account settings. Transactional messages such as OTP codes and critical account alerts cannot be disabled.

11. Limitation of Liability

To the maximum extent permitted by Nigerian law, RealHub Nigeria shall not be liable for:

• Any indirect, incidental, or consequential loss arising from your use of the Platform
• Loss of deals, commissions, or business opportunities
• Errors or inaccuracies in property listings or client data entered by users
• Temporary unavailability of the Platform due to maintenance or technical issues
• Any dispute between agency admins, agents, and clients

Our total liability to you for any claim arising from your use of the Platform shall not exceed the total subscription fees you paid to us in the three months preceding the claim.

12. Disclaimers

RealHub is provided "as is" and "as available." We do not warrant that the Platform will be uninterrupted, error-free, or free from viruses or harmful components. We do not provide legal, financial, or professional real estate advice. Nothing in the Platform constitutes a recommendation to buy, sell, or lease any property.

13. Suspension and Termination

We may suspend or terminate your account, with or without notice, if:

• You breach these Terms
• We suspect fraudulent, abusive, or illegal activity on your account
• Your subscription payment fails and is not resolved within 14 days
• We are required to do so by law or regulatory authority

You may close your account at any time by contacting our support team. Upon termination, your access to the Platform will cease and your data will be handled in accordance with our Privacy Policy.

14. Governing Law and Disputes

These Terms are governed by the laws of the Federal Republic of Nigeria. Any dispute arising from or relating to these Terms or your use of the Platform shall first be attempted to be resolved through good-faith negotiation. If unresolved, disputes shall be submitted to the jurisdiction of the Nigerian courts.

15. Changes to These Terms

We may update these Terms from time to time. We will notify registered users of material changes via email or in-app notification at least 14 days before the changes take effect. The "Last updated" date at the top of this page reflects the most recent revision. Continued use of the Platform after the effective date constitutes acceptance of the revised Terms.
